The website roome-uni.co.uk, and app Roome, are owned and operated by Roome.uni Ltd (Roome) a company registered in England and Wales under company registration number 12673141. 

Throughout the website and app, we may call ourselves “we”, “us” and “our” is in reference to Roome.Uni Ltd.  

 

1. Terms of use  

Roome reserves the right to change the Terms of Use at any time by posting changes found here. Please review these Terms of Use regularly to make sure that you are aware of any changes made. Any new features or tools which are added to the current website and app shall also be subject to the Terms of Service. Your continued use of Roome after changes are posted means you agree to be legally bound by these terms as updated and/or amended.  

Roome.Uni Ltd offers this website and app, including all information, tools, and services available from this site to you, the user, conditioned upon your acceptance of all terms, conditions, policies and notices stated here. By using our services, you accept these Terms of Use. If you do not accept these Terms of Use, please do not use the site. You must accept these Terms of Use to continue your registration process. 

Some sections of these Terms will only apply if:  

•  You are using our website or app as a landlord or letting agent to list, or manage your property or properties which you own, or have the right to lease to prospective student users. 

•  You are using our website or app as a student to rent your room (rooms) or property (properties) on behalf of a landlord to prospective student users.  

•  You are using our website or app’s chat feature as a landlord or letting agent to deal, manage and facilitate the signing of contracts via enquiries. 

•  You are using our website or app’s chat feature as a student to reply, manage, and facilitate the moving of students into of properties together via enquiries. 

We recommend you print or save a copy of these Terms of Use for future reference. 

These Terms, and any user agreement between us, are only in The English Language. 

Use of Site and App 

You can browse through properties on our website and app without being a registered member. Listing your property, room, group, or yourself as well as sending enquiries using our chat feature requires you to register. 

Please read our privacy policy carefully on this website to understand how we use your data. 

 

2. General Conditions 

2.1 We reserve the right to refuse service to anyone for any reason at any time. 

2.2 You agree not to reproduce, duplicate, copy, sell, resell or exploit any portion of the Service, use of the Service, or access to the Service or any contact on the website or app through which the service is provided, without express written permission by us. 

2.3 The headings used in this agreement are included for convenience only and will not limit or otherwise affect these Terms. 

3. Accuracy, Completeness and Timeliness of Information 

3.1 We are not responsible if information made available on this site is not accurate, complete or current. The material on this site is provided for general information only and should not be relied upon or used as the sole basis for making decisions without consulting primary, more accurate, more complete or more timely sources of information. Any reliance on the material on this site is at your own risk.

We reserve the right to modify the contents of this site at any time, but we have no obligation to update any information on our site. You further agree that your comments will not contain libelous or otherwise unlawful, abusive or obscene material, or contain any computer virus or other malware that could in any way affect the operation of the Service or any related website. You may not use a false e‑mail address, pretend to be someone other than yourself, or otherwise mislead us or third parties as to the origin of any comments. You are solely responsible for any comments you make and their accuracy. We take no responsibility and assume no liability for any comments posted by you or any third-party. 

 

7. Posting Guidelines 

7.1 We remind you that any listings created by landlords or students is subject to these Terms of Use. By uploading information onto our site or app you promise your listing will comply with the standards set out previously, and you will be liable to us for any breach of that promise. 

7.2 All listings will be considered non-confidential and non-proprietary. You retain ownership rights of your content but agree to grant us a licence, free of charge, to use, store, copy, edit, alter, display, and publish said content.  

7.3 We will not be liable to any third party for the content or accuracy of any listing created posted by yourself or any other user. 

7.4 By publishing a listing, you agree that your ad is accurate, honest, and contains the most up to date information about what you are listing and neither the content nor its publication by us breaches anyone's right to privacy or confidentiality and does not infringe anyone's copyright or other intellectual property rights.  

7.5 We have the right, at any time, for any reason, to remove any listing you make on our site or app, if it breaches, in our opinion, any of our terms or it has been reported to us.  

7.6 The views/opinions held by other users does not represent our views or values. 

7.7 By using this website or app you agree that you will not post any material which is knowingly false and/or defamatory, inaccurate, abusive, vulgar, hateful, harassing, obscene, profane, sexually oriented, threatening, invasive of a person's privacy, or otherwise a violation of any law. You agree not to post any copyright material unless the copyright is owned by you.  

7.8 Considering the continuous nature of our site it is impossible for us to review messages or confirm the truthfulness of the information posted. We do not actively monitor messages and enquiries and are not responsible for any messages sent. We cannot guarantee the accuracy, truth, completeness, or usefulness of the contents of any enquiry, or message.

7.9.1 Contributions must be civil and tasteful. Please do not use offensive language. Be constructive and relevant in your response to postings. We will consider removing any posts that other users may find offensive or that we receive complaints about.

7.9.3 If you wish to advertise on the Message Board please follow the on-line procedure for doing so. At present no charge is made. 

7.9.4 We reserve the right to remove, or disable access to, any posts that may put us in legal jeopardy, such as potentially libellous or defamatory postings.  

7.9.5 While we realise politics is an important part of local life, we will not allow postings which actively encourage, canvass opinion for, or promote allegiance to any political party.

8.1 We do not guarantee, represent or warrant that your use of our service will be uninterrupted, timely, secure or error-free. 

8.2 We do not warrant that the results that may be obtained from the use of the service will be accurate or reliable.
